Use the reduced threshold rather than the former figure

Foreign property owners assessing Bahrain Golden Residency should use the current BHD130,000 threshold, rather than the former BHD200,000 requirement. The official programme announcement dated 26 November 2025 reported that reduction. This is an October 2026 application follow-up on the existing change, not a new announcement that the threshold has fallen again. The nationality, passports and residence authority current property-owner service also states BHD130,000.

The earlier higher figure can materially affect a household decision about whether to apply. The relevant question is not simply whether property was purchased in Bahrain, but whether the applicant holds the qualifying ownership value and can document it. Read the current criteria and the property-owner service together before arranging an application or paying anyone to assess eligibility. Meeting a headline threshold does not replace the authority decision on the complete file.

Personal ownership share determines the value test

The programme eligibility criteria specify a total personal share value of BHD130,000 or more at purchase. The threshold can be met through one property or multiple properties where the combined value of the applicant shares reaches that amount. A household should therefore distinguish the full price of jointly owned property from the individual applicant interest. This review does not establish that a later market valuation can substitute for the stated purchase-value test.

For illustration only, a person owning half of property bought for BHD200,000 should not assume that the property full price satisfies a personal-share threshold of BHD130,000. The applicant should establish the documented value of their interest and any additional qualifying holdings. The official eligibility resource explains the aggregation rule; the deed evidence then allows the authority to assess the actual ownership. This example does not constitute a decision on any particular title or financing arrangement.

Prepare ownership, identity and insurance evidence

The NPRA property-owner checklist requires a clear passport copy with more than six months validity, a valid medical-insurance certificate issued in Bahrain, an ownership title deed showing property value of at least BHD130,000, any previous residence permit where applicable, and six months of bank statements. The authority reserves the right to request additional information. Use that specific service checklist to assemble the file rather than substitute a general tourist-visa document list.

The programme separate document FAQ additionally identifies residence-address evidence and the residence owner signature specimen, and asks property applicants for deeds demonstrating their personal purchase shares. Check the actual electronic form for each requested upload and retain readable copies. Where ownership is shared or the title does not clearly explain the applicant interest, obtain clarification from NPRA rather than editing the document or asserting a value unsupported by the title.

Budget for issuance and respond within 30 days

The property-owner service lists a non-refundable BHD5 application charge and describes Golden Residency as permanent residence subject to a BHD300 administrative fee every ten years. It estimates five working days for processing. The decisive post-approval deadline is separate: payment must be made within 30 days of approval or the application is automatically cancelled. Monitor the application outcome so the approval is not lost through an unpaid issuance step.

The programme FAQ directs applicants to the Golden Residency management service on Bahrain government portal to check status and view their residency. It also says applications can be submitted from outside Bahrain, with different access arrangements for residents and non-residents. Use those official instructions to select the appropriate login route; paying the application charge is not evidence that the residence permission has already been issued.

Family residence and work authorization remain separate steps

The NPRA family-enrolment service covers spouses, children and parents within applicable rules. It asks for passports, the principal Golden Residency, Bahrain medical insurance and relationship evidence: a certified marriage certificate for a spouse, birth certificates for children, or the principal holder birth certificate for a parent. Each family application should be checked separately. The programme FAQ also states that employment still requires a Labour Market Regulatory Authority work permit; residence eligibility alone should not be treated as authorization to start a job.
