Georgia property residence now requires a value above USD 150,000

A current guide distinguishes the March 2026 threshold, certified valuation and registered ownership from the separate residence decision. Older USD 100,000 descriptions should not guide a new application.

The increased threshold concerns a specific residence category

Georgia’s legislation provides a higher property-value threshold for short-term residence from 1 March 2026: the qualifying non-agricultural property must have a market value exceeding the GEL equivalent of USD 150,000. The earlier provision used USD 100,000. This current guide explains that operative change and the evidence needed for a new property-based application; it does not portray the March commencement as a November announcement.

The statutory text requires valuation by a certified assessor of an accredited body. The relevant figure is therefore the assessed market value under that procedure, rather than simply the advertised price, the amount paid or an owner’s estimate. The property category excludes agricultural land. A purchaser considering residence should establish the property’s legal category and the valuation evidence before assuming that a sale price close to the threshold is sufficient. The law’s separate investment-residence provisions use a different USD 300,000 framework. Those routes should not be combined into an invented intermediate entitlement or a promise of permanent residence following an ordinary purchase.

Submit ownership and valuation evidence with the residence file

The Public Service Development Agency’s current residence page confirms the USD 150,000 short-term threshold. Its checklist requires the application, travel-document copy, evidence of lawful stay, ownership and certified market-value documents, an electronic photograph and payment evidence. A transaction contract and a receipt for the purchase money do not, by themselves, replace all those items. The agency’s Short-Term Residence Permit section is the resource for assembling the immigration application.

The agency separately lists documents for a spouse or children, including the principal holder’s residence permission and proof of relationship. Family status therefore requires its own supporting file. It lists service options of GEL 300 for the thirtieth calendar day, GEL 450 for the twentieth and GEL 600 for the tenth. Those are residence-service charges and stated processing options, not an assessment fee or the purchase price. Where an existing holder is renewing under transitional circumstances, the resources checked here do not establish every individual outcome; obtain the agency’s instructions rather than assume the new-application threshold answers all renewal questions.

Registry evidence and immigration assessment serve different purposes

The National Agency of Public Registry publishes separate charges for registering property rights and obtaining extracts. Its current property-registration schedule lists four-working-day registration at GEL 150, one-working-day service at GEL 270 and same-day service at GEL 350. Obtaining an extract is another service, with its own ordinary and online prices. Select the service actually needed rather than paying a registration charge when requesting only a copy of registered information.

An extract helps document the recorded property right. A valuation addresses market value; the residence authority assesses the immigration conditions. Keeping those functions separate prevents an apparent shortcut from obscuring missing evidence. An illustrative buyer who has completed registration should still obtain the required valuation and establish lawful stay before relying on the property as a residence basis. Keep identifying details consistent across the passport, registered title and immigration application, and resolve a registry discrepancy through the appropriate registry procedure rather than submitting contradictory records and assuming the residence officer will correct them.

Online conveyancing does not guarantee immigration approval

The Public Registry’s Smart Contract guidance describes different payment-transfer choices. Under the standard escrow arrangement, money is transferred after the registry evaluates the contract and registers ownership. Its instant-transfer option operates at a different stage, following acceptance of the registration application with the required certified contract and recording. The guidance also states the relevant banking condition for the escrow service. Read those terms before choosing the transaction mechanism.

This matters because registration risk, payment timing and residence eligibility are separate decisions. A digital signing session or release of purchase funds is not a residence approval. Use the Smart Contract resource for its transaction requirements and the residence agency’s checklist for immigration evidence. There is no universal closing date established here beyond the March rule’s commencement; the applicant’s own lawful-stay expiry remains important when planning submission. Do not infer permission to overstay, work or bring relatives solely from property ownership. Confirm any unresolved immigration timing with the agency before relying on a proposed transaction to support continued residence.
